In another article titled, 'Chemical Storage: Myths vs Reality,' produced for the Journal of Chemical Health and Safety, the authors note the following concern with HAZMAT storage: because of the sensitive nature of the materials being stored in many cases, “activities such as maintenance, building modifications, etc., must all be carefully controlled and reviewed to ensure that these activities can be performed safely.” 2 Pre-engineered steel buildings can often be expanded with minimal disruption to interior operations, and this advantage can save a HAZMAT storage operation considerable costs if they decide to make additions.

So pre-engineered steel Chemical Storage buildings will cost less at purchase, to erect, and in future expansion - but their advantages do not end there. Because they have been specifically designed with codes, standards, and safety in mind, “they often result in the most economical insurance premiums, because damage and loss is confined to one detached, prefabricated building. Also, when anchored properly, such buildings may be considered permanent installations by the LAHJ and result in (even) more favourable insurance premiums.” 1

Despite being anchored to the ground in this manner, they can still be considered a form of “equipment” that is needed for business, and as such, may be depreciated for tax purposes. Paul Graham further points out, “As (equipment), they represent no property improvement and, therefore, are subject to no additional property taxes.”1
