Factors that Affect Quonset Hut Prices

Quonsets are the market's least expensive, permanent metal buildings. This is mainly because there are no heavy, costly beams, and they can be erected with 40-50% less labor.

Several factors can affect the overall price, including the current price of steel, intended end use, the geographical location of the building, and the size of the building. For more details on these factors, see the section below.

  • The Current Price of Steel

The steel industry is highly susceptible to price fluctuations because the cost of steel is based largely on the current price of raw materials, such as iron ore and coal. The price of hot-rolled steel used to manufacture Quonset panels and parts increases when these materials increase in price.

Steel prices increased dramatically during 2021 and reached an all-time high due to the COVID-19 pandemic and global supply chain issues. The good news for steel building buyers is that prices are now trending downwards and are expected to normalize during 2022 due to downward pressure from increased supply and improved availability.

  • Building Location

The location of your building will also play a factor in the final price of your building. This is due to the engineering that is required for the building to meet your local codes for wind, snow, and seismic loads. Buildings located in wind or snow-prone areas require a thicker gauge of steel to meet your local building codes for the loads that will be applied to the building.

Your location will also affect the price you pay for labor, finishing materials, and utility connection fees.

  • Building Usage

What you intend to use the Quonset for will also affect the overall price. For example, a Quonset auto maintenance garage will require a full 6' slab foundation, two solid end walls, and several overhead garage doors. Alternatively, a simple hay storage barn will not require end walls and only needs a perimeter curb foundation. At the upper end of the scale, a Quonset house will require custom end walls, a full foundation and interior framing, and finishing.

  • Building Size and Style

Quonsets become cheaper as the square footage increases as with other steel buildings. For example, a small 16x20 shed could have a square foot price of $25 - whereas a large 10,000 sq. ft. warehouse could have a price of $10/sq ft.

The style of arch building you choose will also affect the total price. With their simple half-round arch design, Q-models are approximately 20% cheaper than the modified P-model with its peaked 4:12 roof profile. An S-model will be approx. 10% more expensive than the Q-model.

Other Cost Considerations

When creating the budget for your metal arch building, other factors should be taken into account, in addition to the price of the building kit. These consist of:

Building Permits
In the United States and Canada, the cost of a construction permit varies depending on the size and complexity of the building, as well as the location of the project. Small towns may charge as little as $150 for a permit, while larger cities may charge up to $7,500. The average cost of a building permit falls between $550 and $2,000.

Site Clearing and Preparation
The cost of preparing a construction site will depend on the condition of the lot and the amount of work needed to prepare it for the foundation. This cost can vary based on location, soil conditions, and local climate. The following are rough estimates based on the size of the building, not the lot size:

  • $0.5 to $1.5 per square foot for a small building (less than 1,500 square feet)
  • $1 to $3 per square foot for a medium-sized building (1,500 to 3,000 square feet)
  • $1.5 to $4 per square foot for a large building (over 3,000 square feet)

Shipping fees can run from 2% to 4% of the building cost. Some suppliers include shipping in their prices, so check this before purchasing your building. Delivery is relatively cheap as the building packages do not weigh anything near a rigid frame building and don't take up much space due to the fact that the arch panels come stacked. Most building packages can be delivered on 1 or 2 pallets.

Labor charges for a professional construction team can run between $3 and $6/sq. ft.

Foundation installation prices will vary depending on the type and depth of foundation required, but factor in $4 to $8/sq. ft. foot for this. If you only require a perimeter foundation, then these can work out to be approx. 30% cheaper than a full slab.

Accessories like windows and doors can add up quickly. Include between $1,000 and $2,000 for overhead garage doors and $500 or so for access doors. Depending on size and configuration, end walls bought from the building supplier might cost between $2,000 and $8,000.

Interior Build-out
Costs for constructing your interior (if required), such as those for insulation, wiring, internal walls, etc., should also be included in the budget. Here are some basic numbers:

  • Interior framing & dry walling $8 - $18 per square foot
  • Electrical (rough-in) $2 - $6 per square foot
  • Plumbing (rough-in) $2 - $6 per square foot

Your construction choice will affect the final cost

DIY Build

Do-it-yourself construction can save you anywhere from $2,700 for a small 900 sq. ft. building to tens of thousands in construction fees of $3 to $6/sq. ft.

Self Build

With this option you act as the general contractor by hiring and coordinate the construction crew, plumbers and electricians for the project. This option can save you 10-20% in general contractor (GC) fees.

GC Build

As noted previously, a GC will charge you 10-20% of the project cost. This is the most expensive method of construction but it can also be the fastest route with the least amount of stress.

Common Questions

  • How much does it cost to insulate a Quonset?

The cost of insulating a Quonset building will largely depend on the type of insulation you choose. The most common types of insulation used for Quonsets and their estimated costs per square foot are:

Fiberglass Batts or Rolls: $0.5 to $1.5 per square foot
Spray Foam Insulation: $1.5 to $2.5 per square foot

Note that these are rough estimates and the actual costs vary from coast to coast.

  • Where can I buy an arched metal building?

Most Quonsets are bought online and delivered to your job site. This is due to the fact that there are only a handful of manufacturers in North America. We work with all the major manufacturers and distributors so you can be sure of getting the best deal on your new building.

  • How long does it take to build a Quonset hut?

All Quonset structures can be erected in a fraction of the time it takes for traditional construction methods. Expect a professional crew to have a 30x40 building erected in 2-4 days and a 40x60 in approx. 4-6 days. If you elect to DIY your construction, it is probably safe to double these times if you have no previous experience with this type of building.
